Here are all the official details, and boring ins and outs of selling our home.

March 22nd - We put our house on the market

Showings:  (And, the buyer feed back is in parenthesis) - and I listed any other random info next to the date as well.

Month One
1. Wednesday, Mar 27, 2013 1:00 PM - 2:00 PM - during nap time
2. Saturday, Apr 6, 2013 11:15 AM - 12:15 PM - girls in town
3. Tuesday, Apr 9, 2013 6:30 PM - 7:30 PM - had to skip bath that night!
4. Friday, Apr 12, 2013 12:30 PM - 1:30 PM (a 2nd showing - possible offer) - during nap time - in conroe
5. Saturday, Apr 13, 2013 12:30 PM - 1:30 PM (possible offer) - during nap time - in Conroe
6. Sunday, Apr 14, 2013 1:00 PM - 2:00 PM (possible offer) - during nap time - at church

13. Tuesday, Apr 23, 2013 12:30 PM - 1:30 PM (very nice home.  buyer not interested.  too many kids on cul de sac. toys all over the road.) They must have driven by earlier and actually never toured the house.  I could tell no one was ever in the house and there were no toys in the road on their day.  Losers.  Don't even get me started on keeping my house clean and taking us out of the house for over and hour and past nap time for NOTHING!

Everytime our home has showed we run around the house like maniacs, enlisting everyone who happens to be there, to help clean up (thanks Jaclyn, Ashley, and Megan!)  We strap Georgia into her highchair and get to work.  Sometimes we get a day or two notice but a couple of times we've had 30 and 45 minutes notice...annoying.  FYI when you go to look at a house the more notice the better!

I felt like I couldn't live in my home.  It had to be perfect all the time.  Georgia's life wasn't the best.  She was overtired a lot.  Strapped into her high chair a lot to keep her from running away from the vaccuum cleaner and to keep the house clean while I was in the process of cleaning.

We were told by the buyer's realtors we would get two offers (on the 15th) that never came through.  Pretty much boils down to the fact that realtors don't make their clients get pre approved and over share before they have anything to back it up.

On the 23rd of April we got this email from our realtor:

Do sellers have a survey of the property that can be used?  At this time it appears that your house is their first choice.  Waiting to get some changes initialled on the contract by the buyer and then will execute it and hope can do inspections asap and end option period quickly.


Then, on the 26th we got an offer.  We countered, they counter offered, and then on the 27th we accepted!  On the 28th we headed off to sign some papers!  So, in the span of just a month we had sold our house!  Which, if you've followed my blog for long you know we had our house on the market for MONTHS last year with no bites.  So, to have this much action this quickly was just a God send!

On May 1st at 5:30 we had our inspection.  On the 4th we had a few electical issues resolved, and on the 6th we had our AC tune up and home appraisal.

The original closing date was June 7th.  Then May 31st.  Then May 24th!  The buyers wanted to move in the 24th so that meant we had to be out on the 23rd!  Well, then because of paper work it got moved to the following Wednesday but we still moved out on the 23rd.

On the 29th we sold our house!  All the papers were signed.  All in all it was on the market for one month and took another month for closing.  So, pretty quick!  

Did we make money on our move?  No.  Did we get all our down payment back?  No.  Does that make me super bummed?  Yes.  But, we had to pay our realtor (who was great) and we had to pay our taxes on the house in advance (stinks!) and also, right now we aren't paying a mortgage so we'll easily make that money back and now I get to stay home with my sweet G and we're in town that we've always wanted to live in.  Did we learn a home buying lesson...kind of.  We will NEVER buy in a brand new neighborhood again or buy a home from a builder.  It's too hard to make your money back.  At least in our area it was.


So, there are a bunch of words on the ins and outs of our first home selling experience!  Boring, I know!

All those showings stresses me out! Will and I have been toying with the idea of moving sometime in the near future, but we keep finding excuses not to jump the gun. We have friends with small children trying to sell right now too, and their lives sound very similar to yours. I just don't know if I want to deal with all that right now, sheesh! But yay for y'alls house not being on the market for long!

Wow, those showings would have driven me crazy! I can barely keep my house picture perfect for one afternoon, let alone a month! So glad it sold though and you can be done with that. Also, I am super happy for you that you get to be home with Georgia!

I'm so glad you're done with the showing ordeal! People can be SO inconsiderate. All but one of our showings were on less than an hour's notice, and one lady looked at our house THREE TIMES with no offer. She kept telling our realtor how much she loved the house, but she was scared to move. Really?! Take a picture! I hope our closing goes as quickly as yours!

I cannot even begin to imagine how stressful those showings must have been. It's hard enough to keep your house show ready, but with a toddler I'm sure it is so difficult! Congrats again on selling the house! I know you guys must be so relieved!

Preparing your house for showing can be quite stressful, especially in those cases where you don't get enough notice about a visit. Glad you guys sold so quickly this time!! So how long do u think it'll be before you'll find something 'new' or do you plan on staying where your at for a while?
