Buying Our Second Home (For Real This Time)

On May 29th 2013 we officially sold our first home.  On May 30th 2014 we submitted an offer (our 7th offer drawn up) and it was ACCEPTED!  Almost a year to the day our blessing came through!  We closed on July 3rd 2014.

The house is about 2200 sq feet.  Built in 1965.  On an acre.  Mostly original.  Needs updates but not really "repairs" so that's good.  It has a lifetime roof (metal shingles. unique but we love it) and an A/C that is less than 5 years old.  All very good things.

Closing was originally scheduled for June 30th but got moved back a week...of course.  When we closed work started ASAP and Georgia will be going to stay with her MeMe for a few days very soon.

Brace yourself for the before pictures.  In the home owner's defense this is her late mother's house (not hers) and she was in the process of packing.  So, don't take her mess as a clue to how she lived.

Worst outdoor pictures ever.  I know.  A lot of the curb appeal will be editing.  We're taking down the tree smack in from of the middle of the house and the large shrub in the flower bed.  Redoing the garage doors.  Taking off the diamond screens.  Painting the trim and front door.  And, taking down the pipe hand rails.  By the time we move in the entire house will look a lot different than it does right now.  (Having it professionally painted, exterminated, cleaned, and getting the carpets cleaned all before we even move in.)



Here is the entry way.  Remove brick planter.  Replace flooring.  Take out FUZZY wallpaper.  All the brown trim, paneling, and doors are being painted white in the entire house.




To the left of the entry is the formal living and formal dining.  We are walling the formal living off and turning it into Georgia's room since there is access to the formal dining through the kitchen.


Here is the living room and breakfast room.  Only downfall...no fireplace.  We're adding an antique mantle to remedy that and the entire space is being lightened up with paint.  Those are peel and stick "wood floors" so those will eventually need to be changed.




The kitchen is small but being painted all white and some cabinets and walls will eventually be removed.  Appliances are being changed to gas.  Actually, they were gas originally then converted (dangerously) to electric so we are switching them back pronto!  It also has two layers of linoleum.  Fun.



This is the laundry room/pantry that is off of the kitchen.  Need to put a door in and add a fresh coat of paint to the entire surface.



Here is the hallway, hall bath, and hall closet.  Three bedrooms are down this way.  And yes, that is glitter wallpaper in the bath.  That along with the shower doors are being taken down SO FAST!



Here is the master bedroom and bath.  Needs a face lift for sure but it has two master closets so that's a plus.




Here is the future playroom/guest room.  The terrible cabinets are being sent to the garage and the closet doors are being removed for open storage.


Here is the guest room/future nursery.


And last, the screened in back porch.  It actually has plastic panels too that you put over the screens for the winter.  We'll see how that works out.


 We have a lot of work ahead but we're excited!  Hope you share the same vision we do :)

Wow! Congratulations! All of the "to-do's" can be so overwhelming, but just take it one step at a time. Its great you are getting so much of it taken care of before you move in.

Congrats! Our neighborhood has a lot of older houses like that. It's always fun to picture what you can do with it. :-)

Congrats on closing! That must have been the best feeling. I can't wait to follow along with all your renovations. The house that I rented in college with 4 of my friends also had fuzzy wallpaper (it actually looks like the same exact wall paper). It was kind of funny, but it also kind of weirded me out.
